A Specialist Property Lawyer with over 17 years of experience, Richard Espley leads Lifetime Law and oversees all regulatory compliance and legal operations. Having specialised in equity release since 2008, he is passionate about making the process clear, safe, and stress-free for clients. As the firm’s Compliance Officer for Legal Practice (COLP) and Money Laundering Reporting Officer (MLRO), he is also responsible for service delivery, client protection, AML oversight, and introducer relations.

Chris Lackner - Director & Compliance Officer for Finance & Administration (COFA)

Chris Lackner is a highly experienced Solicitor and the firm’s Compliance Officer for Finance & Administration (COFA). He plays a key role in safeguarding the financial integrity of the business through robust oversight, clear reporting, and sound risk management. Known for his precision and diligence, Chris ensures that financial processes support the firm’s wider goals and uphold the highest standards of professionalism. His work provides the foundation for operational confidence and long-term stability.

Chris Williams - Director & Chief Technical Officer (CTO)

Chris is an experienced IT professional and infrastructure specialist who oversees all aspects of Lifetime Law’s technology, systems, and digital security. As CTO, he ensures our platforms including the client and introducer portals are seamless, secure, and easy to use.Beyond the technical, Chris plays a key strategic role in shaping the firm’s operational model. Craig Ralph - Solicitor/ Non Executive Director

Craig Ralph is a senior Solicitor and experienced law firm leader with deep expertise in compliance, strategic planning, and business growth. As a Non-Executive Director, he offers independent oversight and strategic guidance to help shape the firm’s direction. Our Process

Releasing equity from your home is a major decision. At Lifetime Law, we make the legal side simple, supportive, and entirely focused on protecting your interests. Here's how it works:Step 1: Financial Advice First
Your FCA-regulated adviser will help you choose the right product. Once you're ready to proceed, you are free to instruct a solicitor of your choice or to opt for a recommended specialist firm such as Lifetime Law.
Step 2: Welcome & Onboarding
We’ll contact you promptly, explain what to expect, and send your client care documents for review and signature.
Step 3: Legal Review
We review the mortgage offer, title documents, and legal paperwork to ensure everything is in order and in your best interest.
Step 4: Home Visit & Legal Advice
We’ll visit you at home, at a time that suits you, to provide clear, independent legal advice. You'll have time to reflect before signing the legal documentation.
Step 5: Submission to Lender
We check and submit your signed documents to the lender. If anything's missing, we’ll help you resolve it and liaise with the lender’s solicitors to agree a completion date.
Step 6: Completion & Funds Released
Once everything is in place, the lender will release your funds. We’ll send you a completion statement and transfer your remaining balance directly to your account.

Our Fees

At Lifetime Law, we are committed to clear, transparent pricing so you understand exactly what you will pay before proceeding.We specialise in providing independent legal advice on equity release and later life lending, and our fees reflect the expertise and personal service involved.Equity Release Legal FeesOur standard legal fee for advising on a lifetime mortgage or home reversion plan is:from £795.00 + VAT @20% = £159.00 = £954.00.Your exact fee will be confirmed at the outset of your matter and before any work begins.What Our Fee IncludesOur fee covers the full legal service, including:Reviewing your equity release offer and legal documentation
Liaising with your financial adviser and the lender
Carrying out all necessary legal checks
Providing clear advice on the terms and implications of the plan
Conducting a face-to-face meeting with you
Explaining the impact on your property, estate, and future options
Preparing and completing all legal documentation
Arranging completion of your transaction
We ensure that you fully understand the legal implications before you proceed.Potential Additional ChargesIn some cases, additional work may be required depending on your individual circumstances. If this applies, we will always discuss and agree any additional costs with you before proceeding.Examples of situations where additional charges may apply include:Where the property title is unregistered or requires reconstruction from £199.00 + VAT
Where the property is leasehold and additional review is required £149.00 + VAT
Where there are multiple owners, occupiers, or complex ownership arrangements £395.00 + VAT
Where a Lasting Power of Attorney or Attorney is involved £149.00 + VAT
Where there are restrictions, defects, or issues affecting the title £149.00 + VAT
Administration of additional Occupiers (Deed of Consent) £79.00 +VAT
Where there are trust arrangements or third-party interests affecting the property £199.00 + VAT
Bank transfer fees £50.00 + VAT
Any such costs will be clearly explained and agreed with you in advance. VAT rate of 20% current as at 1st April 2026.DisbursementsIn addition to our legal fees, there may be third-party costs (“disbursements”), such as:HM Land Registry fees

These are typically modest and will be outlined to you at the outset.Secure Payments and Client ProtectionWe use a FCA regulated secure third-party managed account system to protect client funds and ensure payments are made safely.Your lawyer will confirm your bank details with you during your meeting and may use a secure onboarding tool to verify your account before any funds are transferred.Transparency and Fair ValueWe are committed to providing fair and transparent pricing at all times.We do not charge hidden fees, and you will always be informed of any costs before work is carried out.
